Dues, repairs and insurance
The monthly fee covers security, water, sewer, trash, cable TV and internet, landscaping, exterior upkeep including roofs, the Community Center and a master policy for exteriors and common areas. It assumes one occupant: the 2026-2027 schedule adds $30 a month per extra resident, though the November 2025 rules say $20, so confirm. Owners pay electricity, gas, interior upkeep, termite work and property taxes, and repair slabs, in-slab pipes, heating and air conditioning, water heaters, windows and garage doors. Insure the interior with an HO6 policy.
Check the flood map early
About 6 in 10 home parcels sampled on FEMA’s flood map (329 of 534) sit in high-risk Zone AO, mapped for 1 to 2 feet of shallow flooding, or Zone AE. With a federally backed mortgage, those homes need flood insurance (FEMA, as of 2026), so before an offer on homes for sale in Leisure Village, get a quote and ask whether the master policy covers flood.
Leisure Village questions, answered
How does the Leisure Village rental cap work?
Leases must run at least 30 days, and rentals are capped at 25% of homes, with a first-come waiting list for owners who took title after January 3, 2022. A home counts as a rental whenever neither the owner nor an immediate relative lives there, rent or not, and a leasing owner loses facility privileges during the lease.
What does the Association need at closing?
Escrow emails its demand to the Association Office, which needs the grant deed, a signed AIF-Unit form and any trust or LLC papers. Read the CC&Rs, Bylaws, rules and reserve study before contingencies expire. Compare Camarillo homes for sale or ask a Camarillo real estate agent.
