Camarillo Heights at a glance

  • Two jurisdictions: Camarillo Heights homes for sale sit on both sides of the city limit. The County maps about 770 acres of the Camarillo Heights neighborhood as an unincorporated Existing Community under County zoning and permits, while some lower streets are inside the City of Camarillo.
  • Mostly 1940s to 1960s homes: County building records for the unincorporated streets show mostly custom houses, with a median build year of about 1961. The in-city tracts below date mostly from the 1960s and 1970s.
  • Lot sizes vary: County zoning is mostly RE-1 acre, RE-20,000 and R1-10,000. On the unincorporated streets, lots with homes run about 14,000 square feet at the median, and about a third are 20,000 square feet or more.
  • Water and sewer: The City lists Pleasant Valley Mutual Water Company for Camarillo Heights, and some streets have City water. About half the unincorporated homes sit outside the Camarillo Sanitary District boundary, so confirm whether a home is on sewer or septic.

Check fire and fault zones first

CAL FIRE reported that the November 2024 Mountain Fire was driven by winds into the Camarillo Heights area, where numerous homes were damaged or destroyed. On CAL FIRE’s current maps, about three in four homes on the unincorporated streets fall in a Moderate, High or Very High Fire Hazard Severity Zone, and the hills above are rated Very High. A band across the hillside also lies in a state Alquist-Priolo Earthquake Fault Zone. The seller’s Natural Hazard Disclosure flags High and Very High fire zones and fault zones, so read it early, price insurance before you remove contingencies, and on a rebuilt or repaired home ask for permits and final inspections.

Camarillo Heights questions, answered

Is Camarillo Heights part of the City of Camarillo?

Mostly not. The boundaries proposed when Camarillo incorporated in 1964 left out most of Camarillo Heights, and the City’s General Plan treats portions of it as subject to possible future annexation. Before planning an addition or a lot split, confirm whether the County or the City handles the parcel.

What does RE-20,000 zoning mean?

In the County’s zoning code, RE stands for Rural Exclusive, a rural residential zone, and the suffix sets the minimum lot area, so RE-20,000 means 20,000 square feet. R1-10,000 is single-family residential with a 10,000-square-foot minimum.

How does it compare with nearby areas?

Las Posas Estates, to the west, is also mostly unincorporated and has larger lots on average; see Las Posas Estates homes for sale. For the whole city, start with Camarillo homes for sale, or ask a Camarillo real estate agent about a specific street.
