Ojai condos at a glance
- A small slice of City housing: Condos for sale in Ojai, CA are few. The City’s Housing Element counted 320 single-family attached units, described as condos, about 9 percent of City housing in 2020; some listings here sit on County land.
- City parcels: no stays under 30 days: As of 2026, City code Title 4, Chapter 24 bars renting any property for less than 30 days for pay, fractional vacation property included; approved hotels, motels, bed and breakfasts and timeshares are excepted. A seller’s agent, or a seller without one, must disclose this to a buyer.
- County parcels: the TRU overlay: As of 2026, the County’s Temporary Rental Unit overlay, written for the Ojai Valley, bars renting a dwelling for under 30 consecutive days unless expressly allowed, and short-term rentals qualify only on County landmarks designated by June 19, 2018. Check the overlay by parcel.
- Long-term leasing: Title 11 rent stabilization exempts units that can be sold separately from other units, subject to Civil Code 1954.52; the City’s FAQ lists most condominiums as exempt. Under Civil Code 4741, an association cannot hold rentals under 25 percent of its units but may still bar rentals of 30 days or less.
Financing and association records
As of October 15, 2026, HUD’s FHA condominium search shows two Ojai records, and neither has Approved status. Single-Unit Approval, as of 2026, is open only where the project lacks FHA approval, is finished and ready to occupy and has five or more dwelling units, and the unit itself is not a manufactured home. The association’s yearly budget report has to say whether the project is FHA-approved; see our FHA loans in Ventura County guide.
Before closing, the seller provides the CC&Rs and other governing documents, the yearly budget report, current assessments and, as of 2026, the latest Civil Code 5551 report. That inspection, due at least every nine years where three or more attached units share a building, samples wood-supported balconies, decks and stairways more than six feet up. The budget report summarizes the association’s insurance and warns that it may not cover an owner’s property. A March 2025 FAIR Plan expansion raised the commercial limits associations can buy.
