Bell Canyon at a glance
- Ventura County, reached through Los Angeles: Bell Canyon homes for sale sit in an unincorporated, guard-gated community of about 1,677 acres in the Simi Hills, on the Los Angeles County line. You reach it on Bell Canyon Road from Valley Circle Boulevard in West Hills, a City of Los Angeles community. Zoning and permits go through Ventura County.
- An Association runs the gate and the roads: The Bell Canyon Association owns the front gate, the recreation facilities and the equestrian center, and maintains the private streets. A 2022 Ventura LAFCo service review describes the gatehouse as staffed 24 hours, with entry limited to residents, their guests and approved vendors.
- About 672 homes on 795 lots: That review estimated about 672 single-family homes against 795 residential parcels, leaving roughly 123 undeveloped. County zoning for the home sites is Rural Exclusive, mapped in 1-acre and 20,000-square-foot designations.
- Built around an equestrian center: The Association’s equestrian center, designed by Cliff May in 1968 and added to the National Register of Historic Places in 2024, boards horses in box and pipe stalls. The Association reports over 26 miles of hiking and equestrian trails that connect to the Upper Las Virgenes Canyon Open Space Preserve.
Buying inside the gate
Plan showings around the gate. A buyer not on a home’s admit list must ride in the same vehicle as a licensed agent, who shows photo ID and a license or business card at the Entry Station between 8 a.m. and 5 p.m. Open houses work the same way: your name must be on that day’s admit list, or your own agent must bring you, and the gate will not admit visitors who only give an address.
Early in escrow, get the Association’s current dues, any special assessments, its governing documents and rules; its escrow documents are ordered through HomeWise. Under each lot’s CC&Rs, splitting a lot needs the Association’s approval, and a 2005 LAFCo review noted none had been approved to that date. The Association has an architectural coordinator on staff, so ask how exterior changes are reviewed before you budget for a remodel, barn or rebuild. The County’s wildlife corridor overlay also adds outdoor lighting rules for new development. A Ventura County real estate agent can help with the gate and the documents.
Fire hazard, defensible space and insurance
CAL FIRE maps Bell Canyon in a Very High Fire Hazard Severity Zone within the State Responsibility Area. The November 2018 Woolsey Fire burned across Bell Canyon, and CAL FIRE’s damage inspection records list 35 homes there as destroyed.
In the State Responsibility Area, state law requires owners to keep 100 feet of defensible space around each structure, but not beyond the property line, and calls for an ember-resistant zone within 5 feet under Board of Forestry rules. A seller in a high or very high zone must give the buyer documentation of compliance or sign an agreement for the buyer to obtain it. New construction or a fire rebuild needs the building official’s certification that it meets state and local building standards, including wildfire standards.
Get homeowners insurance quotes before you remove contingencies. California’s Safer from Wildfires regulation requires insurers’ rates to recognize mitigation such as upgraded roofs and windows, defensible space and Firewise USA communities, and NFPA lists Bell Canyon as a Firewise USA site in good standing.
Bell Canyon questions, answered
How far is Bell Canyon from the 101?
A computed route puts the Ventura Freeway (US-101) about 5.5 miles and 11 minutes from the community center on Hackamore Lane: east on Bell Canyon Road, then south on Valley Circle Boulevard to the freeway near Mulholland Drive. Treat it as approximate.
Are Bell Canyon homes on sewer or septic?
It depends on the home. Triunfo Water & Sanitation District collects Bell Canyon’s wastewater and sends it into the City of Los Angeles system. Lots outside the original 1985 sewer assessment district can join a force main extension, in use since 1998, by way of a grinder pump; the district’s 2018 report said service had reached over 100 more lots and expected more owners to leave aging septic systems. Ask whether the home is on sewer or septic, and inspect accordingly. Water comes from Ventura County Waterworks District No. 17, whose entire supply is imported State Water Project water.
Can I keep horses on a Bell Canyon property?
That depends on the lot, the County’s Rural Exclusive zoning and the Association’s CC&Rs, so confirm all three before you make an offer that depends on keeping horses at home. Boarding at the equestrian center is the other route. To compare, see horse property for sale across Ventura County, Oak Park homes for sale or gated communities in Westlake Village.
