Buyers here have usually studied the premium end of both the Ventura County and Los Angeles County markets and concluded that Westlake Village delivers a combination of lifestyle, location, and long-term value the alternatives on either side do not quite match. The lake is a genuine amenity rather than a cosmetic feature. The planned character means neighborhood quality holds up consistently across the development. And access to both the 101 and the 23 gives commuters flexibility that single-corridor communities cannot offer.
The housing stock spans a meaningful range. Properties on or beside Westlake Lake are the premium end, drawing buyers specifically prioritizing water access and views. The planned neighborhoods around the lake offer high-quality single-family homes in well-maintained settings. Hillside properties at the edges bring views and separation, and attract a different buyer entirely.

- Conejo Valley Unified serves the Ventura County portion and is consistently among the highest-rated districts in the county. The LA County side falls under Las Virgenes Unified
- The 101 reaches both the San Fernando Valley and the coastal county corridor, and the 23 connects north to Moorpark and the county interior

Westlake Village was developed from the late 1960s as a master-planned community built around an artificial lake. The vision was self-contained: residential neighborhoods organized around the water, commercial development in a town center format, open space woven throughout. Decades on, that execution holds up in ways most planned communities of the same era do not. The lake is still the organizing feature, the neighborhoods are still well maintained, and the commercial village at the center still functions as intended.
The community straddles the county line in a way that was unusual then and remains unusual now. Parts sit in Thousand Oaks in Ventura County. Parts sit in the City of Westlake Village, which incorporated in Los Angeles County in 1981. Parts sit in unincorporated LA County. Knowing which jurisdiction a property falls under is not a technicality, because the tax implications, school assignments, and public services differ meaningfully depending on which side of the line you land.
Westlake Lake itself is privately managed, and access is not universal to residents. Properties with deeded lake rights, boat dock access, or direct frontage carry a meaningful premium over otherwise comparable homes without them. Understanding exactly what lake access a property does and does not include is one of the most important pieces of due diligence in any purchase here.
Why local knowledge matters here.
The county line is the single most important local knowledge factor in this market. A property one street east may sit in Los Angeles County, subject to LA County property taxes and assigned to Las Virgenes Unified. One street west may sit in Ventura County, subject to Ventura County taxes and assigned to Conejo Valley Unified. Those are not minor distinctions. They affect the annual cost of ownership and the schools available to your family, and they are not apparent from a basic address search unless you know where the line actually falls.
Lake access terms are the second. The Westlake Lake Management Association governs access, and the rights attached to any given property are defined by HOA membership terms, deeded provisions, and dock availability. An agent who does not understand those terms will miss important distinctions between two properties that look almost identical from the outside.

Westlake Village is a market where jumbo financing is the norm rather than the exception across much of the inventory. Jumbo loans carry different underwriting standards, higher reserve requirements, and more varied appraisal dynamics than conforming loans. A buyer who arrives at a premium property with a pre-approval that never accounted for jumbo requirements is not actually pre-approved for that property , whatever the letter says.
Holding both licenses means financing gets evaluated correctly from the beginning of the search. You know which properties fall inside your real capacity. Offer strategy reflects what the loan can support and the timeline the program requires. And when complications surface during underwriting or appraisal in a low-volume market with thin jumbo comparables, the agent and the lender are one person responding together. For sellers, genuinely understanding jumbo financing is a practical advantage when offer quality varies and financing strength is rarely obvious from the face of an offer letter.
