55+ Communities in Ventura County: The Complete Guide

By Edgar Limon | Licensed Realtor and Mortgage Loan Officer | Ventura County, CA

Ventura County has one of the better selections of 55+ communities in Southern California, and choosing well comes down to matching the community to how you actually want to live. I am Edgar Limon, a dual-licensed Realtor and mortgage loan officer, and I help buyers across the county find the right age-restricted community and finance the purchase from the same conversation. This guide maps out the communities by city, along with the tradeoffs worth weighing before you fall in love with any single one.

A quick note on terms first. This guide covers age-restricted communities where you buy and own your home. That is different from assisted living or independent living facilities, which are rentals built around care services. Both have their place, but they serve different needs, and this page is about the homes you purchase.

What a 55+ Community Offers, and What to Watch

A 55+ community is an age-restricted neighborhood, usually with a homeowners association, shared amenities, and at least one resident who meets the age requirement. The appeal is real: lower-maintenance living, neighbors in the same stage of life, and amenities like clubhouses, pools, and golf. The tradeoffs are worth knowing too. There are HOA fees that fund those amenities, community rules to follow, and a smaller buyer pool when you eventually resell, since only age-qualified buyers can purchase. None of these are dealbreakers, but they should be part of your decision rather than a surprise after you move in.

Camarillo: The Center of 55+ Living in the County

Camarillo has the largest concentration of 55+ communities in Ventura County, which is why it is where many of my downsizing buyers start. Leisure Village is the flagship: a long-established, guard-gated community of roughly 2,100 homes spread across a large, park-like setting, with its own golf course and an extensive list of clubs and activities. The Springs, at Camarillo Springs, is a gated community of around 260 single-family homes near the Camarillo Springs golf course, built in the late 1980s. The Grove is the newer option, a resort-inspired community of newer-construction homes for buyers who want something more contemporary. Together they give Camarillo a range from established and affordable to brand-new. If Camarillo appeals to you, see my full Camarillo real estate page.

Port Hueneme: Coastal and Close-Knit

Port Hueneme offers Hueneme Bay, a 55+ community of roughly 770 attached homes near the coast, built in the 1960s and early 1970s. It centers on a clubhouse and a 9-hole golf course that winds through the community, with a pool, social rooms, and the kind of walkable, close-knit feel that draws buyers who want to be near the beach without a single-family home’s upkeep. For many seniors, the coastal location at a relatively accessible price point is the draw. You can explore the area on my Port Hueneme real estate page.

Oxnard: Beachside Options

Oxnard’s 55+ options include The Colony at Mandalay Beach, a coastal community for buyers drawn to beachside living, and Pacific Pointe, a smaller age-restricted community. Oxnard’s appeal is its proximity to the harbor and beaches paired with city conveniences, shopping, and medical facilities close at hand. The communities here tend to be smaller and more boutique than Camarillo’s large developments. See more on my Oxnard real estate page.

Simi Valley: Inland Value

Simi Valley offers Casa Flores, an age-restricted community of around 100 homes built in the early 2000s, and The Fairways at Wood Ranch for buyers who want a golf-oriented setting. Simi Valley consistently ranks among the safer cities in the region, with strong shopping and healthcare access, which makes it a steady choice for seniors who prefer an inland valley setting over the coast. My Simi Valley real estate page has more on the area.

Thousand Oaks and Beyond

Thousand Oaks, known for its parks, safety, and upscale feel, offers Oaknoll Villas among its age-qualified options, appealing to buyers who want the Conejo Valley lifestyle. Nearby Westlake Village has Lakeshore, an older age-targeted community, though its age qualification differs from the strict 55+ communities elsewhere. Thousand Oaks tends to draw downsizers who want to stay in a familiar, well-regarded area rather than relocate across the county. Learn more on my Thousand Oaks real estate page.

The Affordable Tier: 55+ Manufactured-Home Communities

For seniors who want age-restricted living at a lower price point, Ventura County also has a number of 55+ manufactured-home communities, including options in Moorpark, Ventura, Santa Paula, and Simi Valley. These can be a sensible path to a low-maintenance, age-qualified neighborhood without a single-family-home budget, though the ownership structure differs, since you may own the home while leasing the land. It is a different kind of purchase with its own considerations, and I am glad to explain how it works if this tier fits your goals.

Financing a 55+ Home and Carrying Your Tax Base

Two things make my dual license useful when you buy in a 55+ community. First, financing: many of these homes are attached or condo-style, and the loan considerations can differ from a standard single-family purchase, so having your loan officer involved early prevents surprises. Second, property taxes: if you are 55 or older and selling a longtime home to move in, Proposition 19 may let you carry your low assessed value into the community, which can make the monthly cost far more comfortable than a new buyer would pay. I help you line up both the financing and the tax strategy as part of the same move.

Frequently Asked Questions

What is the largest 55+ community in Ventura County?

Leisure Village in Camarillo is the largest, a long-established, guard-gated community of roughly 2,100 homes set in a park-like environment with its own golf course and a wide range of clubs and activities. It is often the first community downsizing buyers tour.

Which Ventura County cities have 55+ communities?

Camarillo has the most, including Leisure Village, The Springs at Camarillo Springs, and The Grove. Port Hueneme has Hueneme Bay, Oxnard has The Colony at Mandalay Beach and Pacific Pointe, Simi Valley has Casa Flores and The Fairways at Wood Ranch, and Thousand Oaks has Oaknoll Villas. There are also 55+ manufactured-home communities in cities like Moorpark, Ventura, and Santa Paula.

Is a 55+ community worth the HOA fees?

For many seniors, yes, because the fees fund the lower-maintenance lifestyle and amenities that make these communities appealing. The tradeoffs are the ongoing fees, community rules, and a smaller resale buyer pool. Whether it is worth it depends on how much you value the maintenance-free living and amenities relative to the cost.

Can I bring my low property taxes into a 55+ community?

If you are 55 or older and selling a longtime home, Proposition 19 may let you transfer your low assessed value to a replacement home, including one in a 55+ community, which can significantly lower your property tax compared to a new buyer. The value and timing rules apply, so it is worth planning the move around them.
