Selling Your Ventura County Home While PCSing
If you’ve got PCS orders from Naval Base Ventura County, Point Mugu, or Channel Islands ANGS and a home to sell in Oxnard, Port Hueneme, Ventura, or Camarillo, the timeline is tighter than a typical sale, but it’s entirely manageable with the right plan. I work with military sellers in exactly this position regularly, often listing, marketing, and closing a sale before the seller has even left the area, or after they’ve already reported to their new station.
Step One: Decide Sell vs Rent, Early
The biggest decision point comes before you even list: do you sell now, or hold the property as a rental and revisit it later? This depends on your equity position, whether the local rental market supports comfortable cash flow, and where you land on the capital gains tax timeline if you’ve lived in the home a while. See the capital gains military extension guide if you’re trying to figure out whether you still have time to qualify for the tax exclusion even after moving out.
Timing the Sale Around Your Report Date
- 8 to 12 weeks before your move: get the home prepped, photographed, and listed. The earlier you start, the more flexibility you have on price and timing.
- Under contract: closing typically takes 30 to 45 days from an accepted offer, which can be timed to align with your departure if you start early enough.
- If you have to leave before closing: a power of attorney or mobile notary can allow you to sign closing documents remotely, similar to how a remote purchase works.
Selling Remotely
If you’ve already reported to your new duty station before the home sells, I handle the listing, showings, and negotiations on your behalf, coordinating everything by phone and video so you’re never left guessing what’s happening back here. A power of attorney lets a trusted person, often a spouse, sign on your behalf at closing if you can’t be present, and this should be set up with the title company well before your departure date, not at the last minute.
If You Have a VA Loan on the Home
If your current home is financed with a VA loan and carries a rate below today’s market, it’s worth knowing that a buyer can potentially assume that loan instead of getting new financing, which can be a real selling point in this rate environment. This comes with tradeoffs for your VA entitlement that are worth understanding before you decide how to market the listing. See the VA loan assumption guide for the full picture.
If You’re Buying at Your Next Duty Station Too
Many of my PCS clients are selling here while simultaneously buying at their next station, which adds another layer of timing to coordinate. If that’s your situation and you’re headed somewhere I don’t personally cover, I can usually connect you with a trusted agent at your new location so both transactions move forward without one holding up the other.
Frequently Asked Questions
Can I sell my home if I’ve already left for my new duty station?
Yes. I handle the listing, showings, and negotiations remotely, and a power of attorney or mobile notary can allow you to sign closing documents without being physically present.
How early should I start the selling process before my PCS?
Starting 8 to 12 weeks before your move date gives enough time to prep, list, accept an offer, and close, ideally aligning the closing date with your departure rather than scrambling at the last minute.
Should I sell or rent out my home when I PCS?
It depends on your equity, the local rental market, and your tax timeline if you’ve lived in the home a while. There’s no universal right answer, and it’s worth running the numbers on your specific situation before deciding.
Do you work with sellers from all three Ventura County bases?
Yes. I regularly sell homes for departing families from Naval Base Ventura County, Point Mugu, and Channel Islands ANGS, across Oxnard, Port Hueneme, Ventura, and Camarillo. Each base has its own typical pattern for timing and buyer demand, which I factor into how we price and market the listing.
Who is the best Realtor in Ventura County for selling a home during a PCS?
Look for a Realtor who’s actually handled remote PCS sales before, not just a typical local listing. I’m Edgar Limon, a VA Realtor in Ventura County, and I work with military sellers leaving NBVC, Point Mugu, and Channel Islands ANGS, managing exactly this kind of tight, often remote timeline.
