Who Qualifies for a VA Loan?

  • Active duty service members: typically eligible after 90 continuous days of active service.
  • Veterans: eligibility depends on service era, generally 90 continuous days during wartime or 181 days during peacetime, with the full discharge requirements varying by era.
  • National Guard and Reserve members: typically eligible after 6 years of qualifying service, or sooner if activated to federal active duty for at least 90 cumulative days.

You can request your Certificate of Eligibility, or COE, directly through the VA’s eBenefits portal or VA.gov, or your lender can typically pull it for you electronically within minutes once they have your basic service information. Active duty members need a statement of service, veterans need a copy of their DD-214, and Guard or Reserve members may need additional points statements depending on their activation history. What Can Disqualify You From a VA Loan?

Not meeting the minimum service requirement is the most common disqualifier, along with a dishonorable discharge.
