If you work at NAS Point Mugu, whether you’re Navy, NAWCWD, or one of the many civilian engineers on site, Camarillo is usually your best base of operations, with Oxnard and Ventura close behind. Point Mugu sits right on the coast between Oxnard and Camarillo, and most of my clients there end up choosing schools and commute over beachfront proximity once they actually start shopping. The Silver Strand and Channel Islands Harbor side of Oxnard is the closest you can get to Point Mugu without being on the installation itself. Median price runs around $800K, and you get coastal living with a short commute, though inventory in this specific pocket moves fast.

Camarillo: 10 to 15 Minutes to the Gate

Camarillo is the city I see Point Mugu families choose most often, and for good reason. At a median around $875K, you get newer construction, strong schools through Camarillo’s school district, and a commute that’s just as short as parts of Oxnard. Mission Oaks and Spanish Hills are the most requested neighborhoods among my Point Mugu clients, particularly engineers and officers with families.

Ventura: 20 Minutes to the Gate

Ventura runs a median around $900K and offers the most lifestyle amenities of the three, with downtown shops, the pier, and a walkable beach town feel. The commute is the longest of the three options here but still reasonable for a daily drive.

Port Hueneme: 15 Minutes to the Gate

Port Hueneme remains the most affordable option in the area at a median around $585K, and it splits the difference well for households where one spouse works at Point Mugu and the other works at NBVC.

For active duty families who are eligible, the same tradeoff applies: waiting on a list versus buying with $0 down and building equity from day one. Given the high share of NAWCWD civilians and officers in the Point Mugu workforce who already plan to settle in the area long term, buying tends to make even more sense here than it does for a typical rotating enlisted population.

  • Mission Oaks (Camarillo, 93012): top rated schools, newer homes, about 12 minutes to the gate.
  • Spanish Hills (Camarillo, 93012): larger lots and higher end inventory, about 15 minutes to the gate.
  • Channel Islands Harbor area (Oxnard, 93035): coastal and marina access, about 10 minutes to the gate.
  • Midtown Ventura (93003): more attainable than downtown Ventura, about 20 minutes to the gate.
