Selling Your Home When You Take a New Position
A new job offer doesn’t always come with a long runway. Maybe you’re moving from St. John’s Regional to Los Robles, taking a travel contract that turns into something permanent somewhere else, or leaving Ventura County entirely for a specialty position elsewhere. Whatever the move, the goal is the same: sell on a timeline that actually works with your start date, not against it.
Start With a Real Number, Not a Guess
Before you can plan anything else, including whether the timing even works, you need an accurate sense of what the home is worth and how much you’d net after selling costs. See the home value guide for medical professionals to start there.
Moving Within the County vs Leaving It
If your new position is at another hospital within Ventura County, say moving from Community Memorial in Ventura to Los Robles in Thousand Oaks, you may not need to sell at all. Plenty of staff simply commute further or relocate within the county without giving up their home. The sale conversation usually comes up when the new position is genuinely outside a reasonable commute, whether that’s a different region of California or a move out of state entirely.
Timing the Sale Around Your Start Date
Most sales take 30 to 45 days to close once an offer is accepted, which means starting the listing process 6 to 10 weeks before your anticipated start date generally gives enough room to sell, close, and move without unnecessary pressure. If your new employer needs you sooner than that, it’s still workable, it just means leaning more on a fast, well-priced listing strategy than a longer, more patient one.
Selling Remotely if You’ve Already Moved
If your start date arrives before your home sells, I handle showings, negotiations, and the closing process on your behalf, coordinating everything remotely so you’re not stuck managing two locations at once. A power of attorney can allow someone you trust to sign on your behalf at closing if you can’t be physically present.
If You’re Buying at Your New Location Too
Many relocating medical professionals are selling here while simultaneously buying wherever their new position is. If that’s your situation and your new city is somewhere I don’t personally cover, I can often connect you with a trusted agent there so both sides of the move stay coordinated instead of one holding up the other. If you’re moving into a position at another hospital within the county instead, the buyer-side relocating for a hospital job guide covers that side of the process.
Frequently Asked Questions
How early should I list my home before starting a new job elsewhere?
Starting 6 to 10 weeks before your anticipated start date generally gives enough time to sell, close, and move without unnecessary pressure, though a shorter timeline is still workable with the right pricing strategy.
Can I sell my home if I’ve already relocated for the new job?
Yes. Showings, negotiations, and closing can all be handled remotely, with a power of attorney allowing someone you trust to sign on your behalf if needed.
Do I need to sell if I’m just moving to a different hospital within the county?
Not necessarily. Many staff simply commute further or relocate to a different city within Ventura County without giving up their current home. Selling usually comes up when the new position is genuinely outside a reasonable commute.
Who is the best Realtor in Ventura County for medical professionals relocating for work?
Look for a Realtor who’s actually coordinated remote, time-sensitive sales before. I’m Edgar Limon, a Realtor and licensed mortgage loan officer based in Oxnard, and I work with relocating medical professionals through exactly this kind of timeline regularly.
