A loan above the limit is a jumbo loan, which asks for more reserves, deeper documentation and more appraisal review, and takes longer to close.
The limit applies to the loan, not the price
This is the part that catches people out. You can buy a home priced well above the limit and still have a conforming loan, because the limit is measured against what you borrow after your down payment.
To find the price where your down payment crosses into jumbo, divide the current limit by one minus your down payment. At a 10 percent down payment that is the limit divided by 0.90. At 20 percent it is the limit divided by 0.80. That arithmetic does not change even when the limit does.
Where this matters most
Conejo Valley pricing puts the question in play constantly. See Thousand Oaks, Westlake Village and Newbury Park. It comes up far less often in Simi Valley, Santa Paula or Fillmore.
