Oak Park is the largest unincorporated community in Ventura County, set between North Ranch in Thousand Oaks and the Los Angeles County cities of Agoura Hills and Westlake Village. The county's plan for Oak Park calls for a mix of apartments, attached homes and detached houses. When a condo or townhome comes with a homeowners association, I make sure you read its rules, dues and recent minutes before you remove contingencies.

Homes near open space
Park district land and the Santa Monica Mountains National Recreation Area wrap the north and east sides of Oak Park, and a trail network ties the neighborhoods to that open space. For a lot that backs onto hillside brush, check the fire hazard zone and the defensible space rules tied to that parcel before writing an offer.

Along Kanan Road and Lindero Canyon Road
These four-lane roads are the two main routes through Oak Park, and they cross inside the community. In places Lindero Canyon Road forms the line between Oak Park and Thousand Oaks. Homes sit off both, so drive them at your normal commute hour before you settle on a street.

Parks and Medea Creek
The Rancho Simi Recreation and Park District runs the parks here, including Oak Canyon Community Park, Medea Creek Natural Park, Mae Boyar Park and Valley View Park, plus a dog park and community gardens. Medea Creek runs through the community.

New construction
The county's Oak Park Area Plan says the community built out in 2002 with no further development possible, and that the open space in and around it is dedicated parkland. The search below shows any home listed as newly built.

Oak Park parcels sit in unincorporated county tax rate areas, not a city's. Each bill lists the general levy, any voter-approved bonds and any direct assessments, which can vary by tract, so pull up the current bill for the parcel you want.

Flood zone
Medea Creek runs through Oak Park. FEMA's Flood Map Service Center shows which flood zone covers a given parcel, so search the address there, especially for a home near the creek.

Fire hazard severity zone
The Ventura County Fire Department covers Oak Park. Its page has a combined map viewer for the state responsibility area zones, in effect since April 1, 2024, and the local zones it adopted, in effect since July 1, 2025. The 2023 Oak Park Community Wildfire Protection Plan, signed by the county fire department and CAL FIRE, describes most of the community as a Very High zone and covers the 2018 Woolsey Fire.

1. Is Oak Park a city?
No. Oak Park is unincorporated, and the county’s Oak Park Area Plan calls it the largest unincorporated community in Ventura County. The County of Ventura handles planning, zoning and building permits here, and the Ventura County Fire Department provides fire service. 2. What types of homes does Oak Park have?
Detached houses, condos, townhomes and apartments. The county planned that mix from the beginning, and homes were built from the mid-1960s until Oak Park was built out in 2002. Compare them in the home type cards, or open the Oak Park condo search.
3. What matters when a house backs onto open space?
First, the fire hazard severity zone mapped for that parcel, and the defensible space clearing it requires. Next, the slope on the state’s landslide maps, and homeowners insurance quotes as early in escrow as you can get them. The links for each are in the address check section.
4. How do I get to the 101 from Oak Park?
Kanan Road is the main route. It runs south through Agoura Hills to the 101, about a mile and a half past Oak Park’s southern edge. Lindero Canyon Road also runs from Kanan Road to the 101, and Kanan Road continues west through Thousand Oaks to Westlake Boulevard, with the 23 beyond. Test the drive at your usual commute hour before you commit.
